How Long Does It Take to Buy a Home in Castle Rock, CO? A Timeline From Offer to Closing

  • Tammy Petit Loveland

One of the most common questions I hear from first-time and move-up buyers alike is: 'How long is this going to take?' It's a completely reasonable question, and the answer in Castle Rock is usually 30–45 days from accepted offer to closing — assuming you're ready before you start searching.

I'm Tammy Petit Loveland at Meridian Group Real Estate. Here's the Castle Rock home buying timeline, broken down week by week.

Before You Start: Pre-Approval (1–3 Business Days)

Before your first showing, you need a pre-approval letter. A responsive lender can turn this around in 1–3 business days with your documents ready. This is non-negotiable in Castle Rock's competitive neighborhoods — you will lose a home to another buyer if you're waiting on pre-approval when you're ready to offer.

Home Search (Variable — Days to Months)

Some of my clients find their home on the first day. Others take three months of searching. The average for a prepared buyer in Castle Rock is typically 2–6 weeks from first showing to accepted offer. Buyers who are flexible on some criteria move faster.

Accepted Offer to Inspection (Days 1–10)

Colorado's standard contract gives buyers 10 days for the inspection period. During this time, you'll schedule and complete your general home inspection, and potentially specialized inspections for radon, sewer scope, HVAC, and structural issues. This is the phase where I'm most active on your behalf — reviewing reports, identifying genuine concerns, and strategizing on any negotiation.

Inspection to Loan Approval (Days 10–25)

After inspection issues are resolved, your lender orders the appraisal (typically 7–10 days to complete), and their underwriting team reviews your complete file. Most lenders commit to a closing date during this window. This is where communication quality between your agent and your lender becomes critical.

Final Walk-Through and Closing (Days 30–45)

In the final days before closing, you'll do a final walk-through to verify the home's condition matches the contract terms. Closing day itself typically takes about an hour — you'll sign documents, the title company records the deed, and you get your keys. One of my favorite moments in this business.

Faster Timelines Are Possible

In some situations — cash purchases, new construction with a set closing date, or highly responsive transactions — closing can happen in as few as 14–21 days. I've closed in 12 days when circumstances required it. The key is preparation on your end and excellent coordination on ours.
