What a Zestimate Is (And Isn't)

Zillow's Zestimate is an algorithm based on publicly available data — tax records, MLS history, square footage. It doesn't know that your kitchen was fully renovated last year. It doesn't know that the street behind you has a noise issue. It doesn't know that your specific street in The Meadows backs to a trail that adds a $40K–$60K premium to your view.

For a rough ballpark, Zestimates can be useful. For a pricing decision that affects hundreds of thousands of dollars — they're not enough.

A Comparative Market Analysis (CMA) is the professional standard for home valuation. Here's what goes into it:

  • Recent comparable sales within a 1-mile radius, typically within the last 90 days

  • Pending sales to understand where the market is heading

  • Adjustments for square footage, lot size, condition, upgrades, view, and location within the neighborhood

  • Market velocity — how quickly homes are selling in your specific price tier

I've done hundreds of these CMAs in Castle Rock and Castle Pines. The local knowledge that informs those adjustments is something no algorithm can replicate.
