I'm Tammy Petit Loveland at Meridian Group Real Estate, and I've been tracking Castle Rock's pricing trends for over two decades. Here's an honest, neighborhood-by-neighborhood look at what buyers are actually paying.

Founders' Village: $440K – $720K

One of Castle Rock's best-kept secrets for value. You'll typically find 3–5 bedroom homes with mature landscaping, established community amenities, and proximity to downtown Castle Rock. This is a favorite of first-time buyers and those upsizing from Parker or Highlands Ranch.

The Meadows: $520K – $1.1M+

The Meadows covers a wide spectrum because it's such a large, multi-phase community. Entry-level homes start in the low-to-mid $500Ks, while newer construction and backing-to-open-space homes push into the $900Ks–$1.1M range. Strong community amenities and easy access to Castle Rock's amenities make this a perennial seller's market.

Cobblestone Ranch: $580K – $850K

Popular with families, Cobblestone Ranch offers newer construction (many built 2010–2020), excellent Douglas County schools, and a strong sense of neighborhood community. Prices have held well here thanks to consistent demand.

Castle Pines: $680K – $3.5M+

Castle Pines is the broadest range because it includes everything from townhome-style residences to estate homes on golf courses. The gated Castle Pines Village tops out the market, but even the 'value' end of Castle Pines offers a premium Colorado lifestyle.

Terrain / Crystal Valley: $550K – $850K

Newer communities on Castle Rock's eastern corridors offer some of the best new-construction pricing. These neighborhoods attract buyers who want modern floor plans, energy efficiency, and lower maintenance costs.
