The 'Base Price' Is Just the Starting Point
Builders show you a base price and a beautiful model home full of upgrades. The model home can easily be 40–60% more expensive than the base price. New Doesn't Mean Perfect — Get an Inspection
I have seen brand new Castle Rock homes with missed insulation, grading issues, incorrectly plumbed fixtures, and incomplete punch list items. Always — always — get an independent third-party inspection, including a pre-drywall inspection if possible. New construction warranties are valuable, but identifying issues before walls close is far better.
Lot Selection Changes Everything
Backing to open space versus backing to the next phase of construction. Corner lot versus interior lot. South-facing driveway versus north-facing driveway (this matters A LOT in Colorado winters). Lender Incentives: Read Before You Sign
